
The Lagos State Government has declared 176 residential estates illegal after uncovering that they were built without mandatory layout approvals from the Ministry of Physical Planning and Urban Development.
In a statement issued on Monday, August 4, 2025, the ministry revealed that the affected estates—concentrated in Eti-Osa, Ajah, Ibeju-Lekki, and Epe—have been given a 21-day ultimatum to regularise their documentation or face severe sanctions.
According to the ministry, the unapproved developments violate Lagos’s T.H.E.M.E.S+ Agenda and undermine the state’s sustainable growth plans.
Permanent Secretary Oluwole Sotire stressed that the clampdown is part of the government’s commitment to maintaining an orderly, smart, and resilient urban environment.
Public Affairs Director Mukaila Sanusi explained that developers must submit all required documents to the ministry’s headquarters in Alausa, Ikeja within the deadline. Those who fail to comply risk legal action, heavy penalties, or even demolition of their properties.
Among the estates flagged for violations are Adron Homes (Elerangbe), Aina Gold Estate (Okun-Folu), Diamond Estate (Eputu), Prime Water View Garden (Ikate Elegushi), and Royal View Estate (Ikota).
Sotire also urged all developers and real estate practitioners to register with LASRERA—the Lagos State Real Estate Regulatory Authority—to ensure compliance and proper coordination in the housing sector.
